Dear agent,

I have a very serious question for you.

And I need you to be straight with me, okay?

Do you have a job or a business?

Think about it for a minute...

If you stopped working would your income stop?

If the answer is yes then it’s time to change that.

When I got real estate I was a slave to my business.

But I did NOT get into real estate because I wanted a job.

I got into real estate because I wanted freedom!

  • Freedom to control my income…
  • Freedom to control my hours…
  • Freedom to control my future...

I wanted to create a business that could help me hit my goals and accomplish my dreams. And I’ll bet that’s what you want too, right?

Of course, no one becomes an agent because they want to work more and make less.

It’s embarrassing to see the National Association of Realtors report that…

  • 87% of new agents fail in the first 5 years!<
  • 37% make less than $25,000 a year
  • 70% make less than $75,000 a year
  • And only 5% make more than $250,000 a year

These stats are horrible. When I saw them I wondered…

  • Why do so many agents fail?
  • Why do the majority of agents make so little?

Most agents, unfortunately, don’t treat their business like a business.

They treat it like a job. And a low paying job at that.

When you have a real business you have employees, you don’t do everything yourself.

But most agents work alone.

And they do tons of work they could easily hire someone else to do for minimum wage or less… and I’ll explain how in a minute.

But consider this for a second…

If you got paid $100,000 a year to do a job how much would you make per hour?

You’d make $48 an hour if you worked 40 hours a week for 52 weeks a year.

And if you made $200,000 a year you’d make $96 an hour.

So how can you afford to NOT build a team around you?

It’s kind of like working an executive job during the week and working at McDonald's on the side.

That would be NUTS, right?

So seriously… WHY are most agents still doing minimum wage work?

The math doesn’t work, does it?

But when I was a new agent I thought it did!

Yes, as a new agent I tried to do everything myself.

  • It felt like I worked 24,7.
  • I went on listing appointments at night.
  • I did lead generation in the mornings.
  • I showed buyers homes on the weekends.
  • I sat open houses any weekends I didn’t have a buyer.

At first, it seemed like my hard work was paying off!

I made it to a $100,000 in GCI in my first 12 months. But I quickly hit the ceiling because I was in a small rural town with cheap homes.

...and I got burned out.

I worked constantly.

I pretty much hated my life at that point.

I didn’t get into real estate to be a slave to my job.

Of course, I’m not scared of hard work… and I’ll bet you aren’t either… but I was exhausted.

Something had to give. 

I felt like I was going to be another stat and join the 87% of agents who fail.

But I decided to analyze my business instead of giving up.

I wanted to find out how to get to the next level without working more hours.

The money I was making, as a Realtor, wasn’t worth my sanity.

So I set a goal to increase my income while working less.

Of course, at that time I didn’t believe it was possible but one thing kept me going...

I knew other agents were doing it.

And I knew if they were doing it then so could I…

So I analyzed their business. I downloaded the NAR member profile report and studied it.

I wanted to see…

What were top producers doing that I wasn’t?

And I saw a common thread with top agents that stood out.

Almost all of the top earners had something in common.

They were doing something I was not.

What they were doing was simple.

They were having people help them.

They had an assistant.

And the best ones had multiple.

But I had one BIG problem.

I did NOT think I could afford an assistant. But I knew I had to find a way to hire one.

And find a way I did...

I discovered how to hire really good full-time virtual assistants, also known as VAs, for $2 to $3 an hour!

This has been a huge part of my success.

I know that almost every agent can afford an assistant IF they start with a virtual one… because they are so affordable.

#2: They can prospect and set up listing appointments for you. They do the “grunt work” to find the best motivated sellers and hand them off to you. 

#3: They can help you convert those seller leads into a listing. They can email the seller your pre-listing packet. And, they can build a conversion email drip campaign for the sellers that aren’t listing right away. 

#4: They can manage all the paperwork after you take the listing. They can follow up with sellers to make sure disclosures and other paperwork are signed. 

#5: They can stay in touch with the sellers and keep them happy.

#6: They can handle all inquiries from other agents about your listings. (I have my Virtual Assistant answer all my incoming calls and screen them for me. This is a HUGE time saver.)

  #7: They can handle 80% of your administrative work. The list of things they can do here is endless. But, here’s a quick sample. They can: enhance listing pictures, write the remarks for your listings, put the home into the MLS, answer the phone, follow up on closings, get quotes for a survey.

#8: They can cultivate your buyer leads. Most buyer follow up can be systematized and handled by a virtual assistant. They can set up listing alerts, send out emails, respond to emails, and hand your buyer leads over to a buyer’s agent. (They can even do 80% of the work required to recruit a buyer’s agent to your team.)

#9: They can manage your Past Client / Sphere Database for you. I don’t know what you do with your past clients. But, they can send out emails. Send out Christmas Cards. And whatever other Database Marketing you do.

#10: They can build and manage your online marketing for you. Many Virtual Assistants have experience with online marketing. They can build and manage your website, blog for you, manage your SEO, generate online leads for you, etc.  

#11: They can do all of your Social Media Marketing and manage your Social Media Advertising Campaigns for you. 

#12: Accounting and Bookkeeping. You can hire people with college degrees in accounting to help you manage your finances. (I haven’t done this yet. But, it’s the next thing I want to do.)

No matter where you are now, you can get there. Virtual assistants are one of the easiest ways to do it.

If I was restarting my real estate career here is the first thing I would do to scale my business:

Step #1: Hire a VA to setup listing appointments for you.

Once you’ve got a bunch of listings (and a bunch of money in the bank), then you can hire on more virtual assistants.

Step #2: Hire a VA to handle all your administrative work.

Step #3: Get another VA to get you more listings.

Step #4: Hire a VA to be a Listing Specialist, because you won’t be able to handle all the listings that two assistants will get for you.

Step #5: Hire on a buyer’s agent. You can even have your VA find an agent to recruit.

And before you know it, you’ll have an entire real estate business that runs without you.

Or, you can just work on the things that you like.

Love meeting sellers? Just do that.

Enjoy marketing? Spend your time on that and let someone else handle everything else.

Eventually you can even hire on someone else to run the whole business. They’ll hold everyone accountable - so you don’t have to.

And you’ll be able to go on vacation without being interrupted constantly.

You could even sell your business (if you wanted to.) Or, just keep it and live off the income.

Or maybe you will keep it forever because you learned how to delegate all of the things you don’t like to someone else.
